TERMS & CONDITIONS

A BOOKING IS NOT CONFIRMED UNTIL CREDIT CARD DETAILS HAVE BEEN RECEIVED, DEPOSIT HAS BEEN PROCESSED AND CONFIRMATION LETTER IS SENT.

Your booking will be held for a period of 7 days, during this time you will be sent an electronic payment form by our Reservation department. Please return this form within 7 days to keep and secure your booking with us. If payment details are not received within 7 days, your booking will be cancelled.

Check in time is after 3pm. Check out time is 10am.
Smoking within the property is strictly prohibited. This includes rooms, balconies, hallways, stairwells, and other common areas.
Passport details must be provided upon check in. This a requirement of Japanese law.
Apartments will be serviced with basic housekeeping every second day. This includes rubbish removal and fresh towels. For stays longer than 6 nights, a Mid Stay clean will be provided.
Only guests whose names are stated at the commencement of stay will be allowed to stay in apartment. Maximum number of guests per apartment must not be exceeded.

1. ACCOMMODATION BOOKING (reservation)
1.1. A Reservation is not confirmed until a Confirmation is issued by us.
1.2. All offers, prices, terms and conditions are subject to change or withdrawal without notice prior to a Confirmation being issued.
1.3. The booking details are as per the Confirmation, errors and omissions excepted.
1.4. Additional service charges are booked subject to availability and not confirmed until payment is received in full
1.5. Descriptions and details of our services are subject to change at any time.

2. PRICES
2.1. All prices are in Japanese Yen and include 8% Japanese consumption tax.

3. DEPOSIT
3.1. Deposit payment of 20% is required to confirm your booking
3.2. If the Confirmation date is less than 60 days before Check In, the Deposit is 100% of the Accommodation rate and it is not refundable.

4. AMENDMENTS TO A CONFIRMATION
4.1. Amendment is any change to names, adding extra people to your booking, upgrading of Package Items or upgrading of Additional Items.
4.2. Amendments after Confirmation incur an administration fee of JPY 4000 per change

5. ACCOMMODATION PAYMENT
5.1. The Balance of the Confirmation Total is as per your confirmation
5.2. You authorise us to charge the Balance of the Confirmation Total to the Credit Card which you use to pay the Deposit any time after 61 days prior to Check In.
5.3. If the balance needs to be charged to a credit card other than the one used to pay the deposit it is your responsibility to advise and confirm details with us in writing at least 70 days prior to Check In.
5.4. It is not possible to split payment for the deposit or balance between multiple credit cards.

Non-payment of deposit or final balance may lead to auto cancellation. Payment of a deposit constitutes acceptance of our booking terms and conditions.

6. CANCELLATION
6.1. A Cancellation is any change to the accommodation type or accommodation dates.
6.2. Cancellation within 7 days of Confirmation but more than 60 days before Check In – 20,000 yen administration charge – You authorise us to charge the Credit Card which you used to pay the Deposit.
6.3. Cancellation after 7 days of Confirmation – full Deposit is payable, i.e. nil refund of deposit.
6.4. Cancellation after payment – 100% of the Confirmation Total, i.e. full amount is due and payable.

7. CANCELLATION OF PACKAGE ITEMS AND ADDITIONAL ITEMS (Guest Services)
7.1. A cancellation is any change to a Package Item or Additional Item which is not an upgrade or an addition of a new Item.
7.2. Where you cancel a Package Item or an Additional Item an Amendment fee of JPY 4,000 will be charged IN ADDITION to:
7.3. Cancellation 16 or more days prior to Check In – 20% of the price of an Additional item; For Package Items the Package Price will be re-quoted.
7.4. Cancellation less than 16 days prior to Check In – 100% of the price of the Additional item; for Package Items no change to the Package Price.
7.5. Any amount to be refunded from cancelled Package Items or Additional Items will be held as a credit on your account with us to be applied to other services or refunded in cash during you stay.

8. TRAVEL INSURANCE

NISADE and our agents are not liable for any loss, damage, delay, consequential loss, injury or death resulting from any act or circumstance during ours guests stay in Niseko. We expect guests to protect themselves with appropriate travel insurance to avoid any of the above circumstances. Such travel insurance must be arranged at the time guests pay their deposit.

NOTE: All NBS (Niseko Base Snowsports) services require payment to the supplier no later than 30 days prior to your arrival. Therefore we request payment for these services 45-60 days prior to arrival to allow payment processing time from you through to the supplier.
Cancellations from time of booking till 31 days prior travel = 20% fee.
Cancellations 30-15 days = 50% fee.
Cancellation within 14 days of lesson = 100%.
Bookings between December 20th-January 9th & February 14th-February 28th will incur a full cancellation fee of 100% if cancelled inside of 30 days. Any bank fees or associated cost in providing cancellation refunds are at the full cost and responsibility of the customer. All cancellation fees will be strictly enforced.

Please note all bookings will be confirmed when:

1. The deposit is received into our account
2. Names of each passenger travelling are provided
3. Flight itinerary is sent along with booking
